The proposal at Joel Street required the demolition of existing building and construction of a new three-storey building to create six 2-bedroom apartments with associated bins and bicycle storage. The design is traditional in appearance using contrasting dark and light buff brick tones, with white render and ground floor and planting will provides a soft inviting frontage. The elevation has a proportionate and symmetrical design with sash windows accentuated by sill and head details. The building with its flat roof adds variety to the street scene, whilst allowing a more efficient use when compared to the neighbouring mansard roof spaces. The frontage character is designed to provide new opportunities for landscaping and small tree plantings whilst providing onsite parking and vehicular access.
Overall, the new building seeks to present a high-quality higher density flat development that works within the natural constraints of the site whilst delivering good quality living spaces. The new building will be a positive addition to the street scene and contribute to the wide variety of built development found in the immediate and wider residential context.
